Situated right on the slopes at Chari 15 / Little Eagle, these townhomes built by Intrawest in 2000 offer ski-in/ski-out access to the slopes, good views to the east and heated underground parking. The floorplans are smaller which is typical of most Intrawest projects and the HOA dues are high, but you can’t beat the access.

When you are rushing to ski down to Chair 15 at 4:29pm so that you can maximize your lift ticket and take one more run, you’ll be glad you can ski right to your front door, change clothes and hop in one of two outdoor hot tubs and watch the alpen glow on the Sherwin Mountain range.

Bridges – Ski-In / Ski-Out! Located on ‘Bridges’ ski run on the hillside above Lake Mary Rd. Built in 1985, the project is made up of a row of towhhomes with garages and a 5-story building with a carport, two levels of 2bed/2bath condos and a top floor with 3bedroom+loft condos. The lack of amenities (only a hot tub) is made up for by the incredible views across the town of Mammoth Lakes over to the White Mountain Range and by the truly ski-in/ski-out access. Only Eagle Run and Altis have as good of ski-in/ski-out access as Bridges.All floorplans are extremely spacious and were built with forced air heat, private laundry rooms and large balconies.

La Vista Blanc is a condo complex with 80 units located at the end of Meadow Ln sitting right behind the Mammoth Creek Park and right next to Sunrise and across the street from Mammoth Creek condos.

Very convenient to walk to The Stove restaurant and close to the red lien shuttle stop near the corner of Minaret and Old Mammoth Rd.

Amenities at La Vista Blanc include a nice pool and spa area. Laundry facilities also available.

Snowcreek IV Well-built in 1986 and well-liked by its owners for its private enclave tucked behind the Snowcreek Athletic Club in the midst of the Snowcreek Meadow, Phase IV has a mix of properties: 2 bedrooms and 2+Lofts without garages and then there’s the 3-4 bedroom townhomes with garages around the perimeter that stay in the family for generations.The address is 1580 Old Mammoth Rd. It used to have a secret entrance just past the rental office, but Snowcreek VII (Creekhouse) was built and now it shares the private drive lined with duck ponds and aspen groves with its newer, glitzier neighbor.At the end of the red shuttle line, you’ll have pick of the seats on the ski area shuttle bus. And you only have a short walk to the Snowcreek Athletic Club for a dip in the hot tub, spin on the stationary bikes, quick weightlifting session, pick-up basketball game, pilates, swim, massage, snack, etc.Stats:
– Highest priced paid was $1.42M for a 4-bed/3.5 bath town home with 2-car garage in November 2004.
– The 2-bedroom floor plans have sold as high as $615,000 (May 2006) but have recently sold for $480,000 (March 2008) and then $375,000 in April 2009.
– 137 town homes in this association and only 1 spa.
– HOA dues range from $425 for 2-bedrooms to $500 for 2+Lofts.

Snowcreek V was built in several phases in the mid 1990’s by Dempsey Construction. It was the first phase of Snowcreek to jump across Old Mammoth Rd over to the south side and up against the Sherwin Mtn range.While well built and situated to capture great views of Mammoth Mountain and the Mammot crest, the design reminds many people of the cookie-cutter condo complexes in Orange County.Floorplans range from the 2-bedroom/2-bathroom/no garage units to the spacious 5-bedroom/4-bath/2-car garage on the Snowcreek golf course that have sold for up to $1.7M.

In 2006, the proactive homeowner associations (there are two separate associations in Snowcreek V) took a moisture issue by the horns and quickly mediated the problems that stemmed from plopping a bunch of buildings on top of a natural meadow without proper venitlation of the crawl spaces beneath the buildings. Problems are solved and spore samples were taken to make sure no mold spores were present.

Snowcreek is now owned by Chadmar, who has continued devloping the land previously owned by Dempsey and promises to add a mini village out in the meadow some day.

Woodlands is a well-managed townhome association located at 3392 Chateau Rd. on the corner of Azimuth and Chateau Rd, or if you’re a golfer, near the 12th hole of the Sierra Star Golf Course.  Woodlands was built in 1981 and offers 2 bedroom, 2+Loft and 3-bedroom floorplans. Popular among fishermen, firemen and high school running groups, for some reason, as they are the ones I notice staying here.  Woodlands has a pool and spa, no covered parking, and easy access down Chateau to The Stove restaurant, and over to Mammoth Creek  Park and the Snowcreek golf course driving range.
Stats:
– 57 townhomes total
– Pool, sauna, spa
– Highest Price paid (from 2005-2017) was $615,000 for a 3bd/3bath townhome in September 2005.
– Lowest Price paid was $279,500 for a 2+L/3ba floorplan in 2013.
– HOA dues are approx. $560/mo for 2 bedrooms and $587 for 2+L (as of 2017)

Sunstone

Sunstone is literally up the hill from Chair 15 / Eagle Lodge (201 Juniper Springs Dr.) and just uphill from Juniper Springs Lodge. It was Intrawest’s 2nd development in Mammoth and built in 2000. It’s one of the true ski-in/ski-out properties in Mammoth as you actually ski DOWN to the chairlift.Sunstone offers a fitness room, pool, spa, ski lockers, and ‘hearth room’ with a coffee cart on busy weekends. Sunstone has 3 floors of rooms and one level of heated underground parking. Views are spectacular for most east facing units as they look down over Juniper Springs and have expansive views towards the White Mountains and Crowley. West-facing units typically have ski slope and Mountain views and some offer fantastic views of The Mammoth Crest.HOA dues include all utilities except telephone, just like Juniper Springs Lodge. There are 1, 2 and 3 bedroom floorplans available. Average sizes are approx 560 sqft, 813 sqft and 1150 sqft, respectively.Summertime visitors benefit from the paved trail down along the Valentine Preserve and out to the Snowcreek Meadow. The Lower Juniper mountain bike trail also lets out right next to JSL.

Real Estate sales have hovered around $400,000 for 1-bedrooms from 2004-2007. For 2-bedrooms, average sale prices rose from $520,000 in 2004 to $685,000 in 2006 and are coming back to the mid $500,000 range in 2008.

In 2012, prices for 1-bedrooms were around $225,000 and in 2013 a 2-bedroom sold for $400,000.
