Mammoth Ski and Racquet Club

Mammoth Ski & Racquet Club is located up a hill just northeast of Canyon Lodge. It backs up to USFS land and has easy access to the ski-back trail and mountain biking trails (Uptown and Downtown).

MSRC was built in 1972 and has 133 units. The complex provides covered parking for all units (shared garages), a pool, two spas, two lighted tennis courts, BBQ areas, a game room, saunas, complex-wide cable and internet, laundry facilities and a front desk check-in area. Fireplaces in all units were upgraded to nice gas fireplaces around 2010.

Ski and Racquet amenities include:

  • Outside pool (summer only)
  • Sauna
  • Racquet courts
  • Gameroom (pool table and arcade game)
  • Outside barbecue

Floorplans include:
Studio + loft / 2 bathrooms (approx. 791 sqft). Highest sale = $331,000 in 2005.

1 bedroom / 2 bathroom (approx. 900 sqft). Highest sale = $315,000 in 2005.
1 bed + loft / 2 bathrooms (approx. 1007 sqft). Highest sale = $540,000 in 2005.
2 bedroom / 2 bathroom (approx. 1100 sqft). Highest sale = $448,500 in 2007.
2 bed + loft / 2.5 bathroom (approx. 1330 sqft). Highest sale = $489,000 in 2005.

You can walk from Mammoth Ski & Racquet to the ski slopes at Canyon Lodge and also to the AustriaHof restaurant/bar. The only complaints heard by renters and some owners is the steep driveway up to the complex (which makes it hard for 2-wheel drive vehicles during a snow storm) and the darkness of the interior hallways to the condos.

Also, some of the units are located up 75+ stairs, so if you rent here, be sure to ask how many stairs you have to climb up. These tend to be the 2 bed + loft units on the back row of the complex. There are some very good views towards the ski slopes and towards Crowley Lake from some of the south-facing 1+Loft units .

Discovery IV

DISCOVERY IV condominiums are located on the corner of Lee road and Lake Mary Road. The location is within 1/2 mile of Canyon Lodge and about a mile from the lakes basin. Construction was finished in 1973 with a total of 64 units in total.

CRESTVIEW

Crestview condos are located along Lakeview Blvd. in between The Village at Mammoth and Canyon Lodge. Built in 1979, Crestview has 70 condos separated into three buildings (A, B and C).

Amenities include covered parking, tennis court, a spa, laundry facilities and a nice large game room.

Floorplan choices at Crestview are 1 bedroom (~797 sqft) and 2 bedroom (~950 sqft) plans on the bottom floors and then 1 bedroom + loft and 2 + Loft plans upstairs. Some units have remodeled and created extra bedrooms off of their lofts.

The unique thing about Crestview floorplans is that the 1 bedroom and 1+Loft floorplans have 3 full bathrooms.

Also, the homeowner dues (HOA dues) at Crestview have historically been lower than similar complexes. For example, in 2011, the HOA dues for a 1-bedroom unit were $338/mo vs. $370/mo at Chamonix and $462/mo at Seasons IV.

From 2002-2011, the highest price ever paid for a Crestview was $635,000 for a 2 bedroom + loft / 3 bathroom unit in November 2004. The lowest price paid

SIERRA MEGEVE

Sierra Megeve is located right next to Canyon Lodge at Mammoth Mountain Ski Area. Similar to its downhill neighbor, Silver Bear, it has covered parking, a spa, sauna and laundry facilities. Built in 1982, Sierra Megeve has 32 units in 4 different buildings.

Info on approx sizes, approx HOA dues and real estate prices (from the Mammoth MLS between 2003-2013):

2-Bedrooms: 1120 sqft, $860/mo dues. Max: $740,000 in Aug 2006. Min: $342,000 in Feb 2011.

3-Bedrooms: 1600 sqft, $860/mo dues. Max: $775,000 in April 2005. Min: $443,250 in Apr 2013.

Courchevel

Courchevel is located at 273 Rainbow Ln and is walking distance to the ski slopes at Canyon Lodge (the old ‘Warming Hut 2’). Floorplans are either 2-bedrooms or 2 bedrooms + loft. All units have private garages and amenities include a pool, spa, and sauna.

Price History: 2002 price leves were around $265,000 for a 2-bedroom. At the height of the boom, they went up to $500-540,000. In 2009, they are back down to the $270,000 range.

Mountainback

Mountainback condos were built in the 1980’s and at the time the construction was “newer” and better than any of the existing Mammoth condos (i.e. all built with double paned windows). The project itself is large. Units towards the “top” of the project are within walking distance to Canyon Lodge and those towards the bottom are within walking distance of The Village. All units here are located on the shuttle route.

What most people like about the Mountainback condos are their spacious floorplans, especially in the living areas. There are a number of different floorplans ranging from 2 bedroom / 2 bath units to large 3 bedroom / 3 bath units. All offer spacious living areas. Mountainback also offers spacious understructure parking so there’s no need for shoveling out your car or unloading in a snowstorm. Another bonus is that all units were built with laundry rooms/ areas, again, unlike many of the older condos in Mammoth. There is a nice pool areas next to the office and various spas sprinkled throughout the project.

Chamonix

CHAMONIX

Chamonix is located within walking distance to Canyon Lodge and has a pool, spa and recreation room. The 100 condos at Chamonix come in the following configurations: 1-bedrooms, 1-bedroom+Loft and 2-bedroom+Loft .

Although Chamonix is an older complex (built in 1971), the project was fairly recently refurbished on the exterior. Chamonix is definitely walking distance to Canyon Lodge, however for those who are a bit slow to start in the mornings, there is also a shuttle stop across Canyon Blvd. in front of Mammoth West.

Solstice

SOLSTICE

Solstice was built by Intrawest in 2006 and is located along the 16th fairway at Sierra Star Golf course and is approx 1/2 mile from Eagle Lodge at Mammoth Mountain Ski Area.

Amenities include heated underground parking, an elevator from the garage up to ground level and spa.

Floorplans include 2 bed / 2 bath (approx 1144 or 1160 sqft) and 3 bed / 2 bath (1525 or 1725 sqft) layouts. All units have laundry facilities within the condos and were built with modern kitchens (granite countertops).

Original plans for Solstice included two phases, but when the market crashed in 2006, Intrawest decided not to continue with phase two.

The highest price paid for a Solstice was $985,000 for a 3 bedroom unit in June 2006. Prices for 2 bedroom units in late 2011 look like they will dip well below $300,000.

Homeowner dues as of late 2011 are approx $945/mo for the smaller 2-bedroom units. There are 25 units total at Solstice.

Summit Condominiums are located at the top of Meridian Blvd right near Eagle Lodge / Chair 15. They were built in two phases. Phase I is further from the slopes than Phase II. The building names, in order from the closest to Chair 15 to the furthest away are as follows:

Juniper Springs Lodge

Truly slopeside, Juniper Springs Lodge is right next to Chair 15 / Eagle Lodge at the top of Meridian Blvd (4000 Meridian Blvd). It was Intrawest’s first development in Mammoth Lakes, CA. The location is unbeatable. As Mammoth has so few true ski-in/ski-out properties, Juniper Springs Lodge is truly unique in its fantastic slopeside location.

The first condominium lodge in Mammoth, JSL has a front desk, lobby, coffee shop, gym, conference rooms, year round heated pool, 3 spas, ski lockers, sundry store and its own cleaning crew / maid service. 5 floors of rooms offer views in all directions and are serviced by two elevators. Heated understructure parking is a big plus.

Juniper Springs Lodge (and Sunstone) are the only two complexes in town to include utilities in the HOA dues (everything except telephone). Studio floorplans are also available.

Summertime visitors benefit from the paved trail down along the Valentine Preserve and out to the Snowcreek Meadow. The Lower Juniper mountain bike trail also lets out right next to JSL. The spectacular Sierra Star Golf Course is just down the street.
