St. Moritz

The St. Moritz complex consists of 80 units at 2252 Meridian Blvd. Built in 1976, the project offers five floor plans ranging from a 389 sq. ft. studio to a 1475 sq. ft. 3 bedroom + loft unit. Sierra Manors

Sierra Manors is a large complex conveniently located in the center of town at 165 Old Mammoth Road. Walk to restaurants (Roberto’s, Rafter’s) and shopping and take the red line bus to Mammoth Mountain.  Built in 1969, there are 148 units with 6 floorplans to choose from ranging from approximately 700 sq. ft. to 1400 sq. ft. Amenities include a pool, spa, sauna, and game room.

If you look at a downstairs end unit, be sure to have someone walk up the exterior stairs to test out the noise.

HOA Dues in 2017 are approx. $287/mo for 1-bedrooms, $387/mo for 1+Lofts.

Timber Ridge

The Timber Ridge condominiums are located at 671 John Muir Rd. with an amazing ski-in-ski-out location. There are 54 total units with several floor plan options. Amenities include a pool, spa, sauna, rec room, and laundry facilities. Each unit comes with a garage (some attached and some detached).

This is the highest condo complex in Mammoth in terms of elevation!  Perfect for building up your red blood cell count if you are in to endurance sports!  But the location is not for the faint of hear…you probably should own a good 4-wheel drive vehicle to make it up John Muir Rd during storms.  And the older firefighters in town refer to Timberridge as “Cinder Ridge” in reference to the 1992 Rainbow Fire that threatened to come over Mammoth Pass and burn down structures (Timber Ridge being one of the first in the line of fire).

HOA dues are in the low $600/mo range as of 2017.  And many of the units have chosen “101 Great Escapes” as their rental company of choice.

Arrowhead

Arrowhead Townhomes are a smaller complex of 15 units located at 141 Arrowhead Drive. Built in 1980, each of these units is 3 stories and has an attached garage. Tucked in a secluded corner of Mammoth, this complex is calm and quiet.  No common area amenities here.

The highest price paid for an Arrowhead condo between 2005-2017 was $480,000 in 2005.  The lowest price was $210,000 for a foreclosure in 2011.

Conestoga

Conestoga is a small condo complex of 17 units at 56 Davison Rd. in Mammoth Lakes, CA  All units are studio + loft floorplans built in 1972 with monthly HOA dues around $318 (as of 2017). Amenities include an outdoor spa.  Size of the condos are approx. 650 sqft.107038-2

Mammoth Point

Mammoth Point Condominiums are nestled high above the town of Mammoth Lakes at 94 John Muir Road.  The 36-unit complex was built in 1972 and boasts some of the best views in town. Of course, you will have to brave the steep climb up to Mammoth Point during storms to be rewarded by the views.  Choose from a 2-bedroom or 4-bedroom floorplan with HOA dues at $590 or $790/month respectively (as of 2017). Amenities include a spa and sauna, as well as cable TV included in monthly HOA dues.

Rainbow Villas

This small complex of only 5 units was built in 1980. Located at 204 Mammoth Slopes Drive, each unit is a 3 story townhome with 2 master suites downstairs, a kitchen and nice open living area with lots of windows and a 3rd bathroom on the middle level, and a sleeping loft above, all with views of Lincoln Mountain. The HOA dues are currently $600/month as of 2017.

There is a spa and laundry room in the common area.  Owners love it here because they can walk right up through the Courchevel complex to Canyon Lodge to go skiing.  And because there is lots of open space around them and plenty of open parking.

Mammoth Green

Sip your drink on your private deck overlooking the Sierra Star Golf Course when you own a unit in Mammoth Green. Built in 2001 by Intrawest, there are 46 large 2 and 3 bedroom units (1045-1577 sq. ft.) All units have gas appliances and laundry hookups. Though HOA dues may seem high, they include UNLIMITED20170041 propane for heat and appliances and UNLIMITED hot water on a central boiler. Other amenities include two spas, a pool, underground parking and a BBQ area.  You can also walk to Mammoth Mountain Ski Area’s Eagle Lodge from here!

Snowflower

Snowflower is a townhome complex comprised of 88 units located at 3 Meadow Lane. It is on the Red Line bus route and close to the Town Bike Path. All units in the Snowflower complex are 2 Bedroom + Loft/ 3 Baths. Built in 1981-1982, the amenities include a pool, spa, sauna, tennis court, and laundry facility.

 

Snowflower has a great reputation for being well-maintained (the managers, Kevin and Timina, have been living there since 2002).  Having great managers helps keep the HOA dues low (currently at $430/mo in 2017).  And the landscaping in the summertime is well known around town for all the wildflowers you see as you drive along lower Minaret Blvd.

Owners love the floorplans here, which offer lots of space and light (and they love the 3rd bathroom, which many of Snowflower’s cousins at Woodlands and Snowcreek I-III do not have).
