HORIZONS IV is located at 2113 Meridian Blvd., just a block up from the Vons shopping center. Its floorplans and amenities are similar to Sunshine Village, Seasons IV and Discovery IV.The Horizons IV complex was built in 1972 and has a pool, spa, game room, laundry and sauna. Their website is www.horizons4condos.com. There are 92 condos here and the floorplans are as follows:

La Residence IV / V

La Residence IV / V Originally associated with Mountain Shadows (which used to be La Residence I / II / III), this project has studios, studio+lofts, 1-bedrooms and 1-bedroom + lofts. Well managed and still loved by many original homeowners, it has one of the lowest HOA dues in town. This in in part due to the annual homeowners weekend in summer where owners pitch in 2 hours of labor to beautify the project and then socialize at a BBQ.

Amenities include a pool, hot tub, sauna, tennis court, horseshoe pit and BBQ area.

Lincoln House (The Village)

Lincoln House is the southern-most building in The Village at Mammoth. It was built in 2003 along with White Mountain Lodge (Grand Sierra Lodge was built next in 2004).Lincoln House has 83 units and some of them boast incredible views to the south past the Gondola and on towards the Sherwin Mountain Range. The north-facing units look towards the pond and pool area in the middle of the Village. Floorplans are 1, 2, and 3-bedroom units.

Like the other buildings in the Village, Lincoln House has an elevator, lobby area, gym, ski lockers, and spa. Units are numbered with four digits, starting with “3”. The second digit denotes the floor level. If the last number is an odd number, it faces south or east. If even, it faces north or west. For example, #3419 is on the 4th floor and faces south towards the gondola.

The Side Door Cafe and Gomez’ are located at the bottom floor of Lincoln House on either side of the breezeway at the middle of the building.

Westin ‘Monache’

The Westin Monache

The Westin ‘Monache’ was built in 2005 just uphill from The Village at Mammoth and is 7 stories high. The Monache (named after a local tribe) offers all you would expect from the West brand, including the ‘Heavenly Bed,’ gym facilities, kids programs, concierge service, valet parking, shuttle service, conference facilities, pool, spa, dining (the Whitebark restaurant) and ski lockers.

AUCTION RESULTS:

The Westin auctioned off 18 condos on September 13th, 2010 in Costa Mesa at 7:00pm.  There were approximateyl 175 people in attendance, including a few onlookers and real estate agents.  The auction company achieved their goal of getting enough people in the room to compete against each other and bid the prices higher than what I consider to be market value.  Total sales tonight were $4,432,000.  The only good deal may have been the 2-bedroom for $436,000.

* Gross rental income for 2009 as reported by Intrawest Hospitality Management. Occupancy for auction units may be lower than other units as management may not have had these units available 100% of the time. Income can vary depending on amount of owner usage, condition of property, amount of snowfall, and other factors. Buyers should not buy property based on the prospect of rental income.

Lakeview Villas

Lakeview Villas is located at 201 Lakeview Blvd. and is considered walking distance to The Village at Mammoth (about 5 minute walk). It is a small collection of 26 townhomes along the busy street that connects The Village with Canyon Lodge. They are all 3 bedrooms / 2 bathroom townhomes with 1400 sqft. Some are perched on the hill with great views towards Crowley Lake. And they boast some of the largest decks in all of Mammoth for your BBQ’ing pleasure.
We like Lakeview Villas for its location, floorplans and managers. Ken and Lauralee are conscientious on-site managers who help owners handle rentals and keep the place looking great. The one downside is the the lack of a pool, but they have a nice outdoor spa and a game room. It is also located on the shuttle route to Canyon Lodge.
Price History: Prices steadily climbed from $300,000 in 2003 up to $640,000 at the peak of the boom, then back down to $350,000 in 2009.

White Mountain Lodge

White Mountain Lodge was completed along with Lincoln House in 2003. Floorplans were intended to be similar to those in Juniper Springs Lodge and Sunstone, however a fair bit larger with an upgraded level of finishings.

As part of the Village at Mammoth, White Mountain Lodge offers underground parking with elevator access directly into the building. There is also on onsite spa, fitness room and greeting room. Check in for renters is found at Grand Sierra Lodge (assuming they are renting through the onsite management). Units here are typically sold fully furnished, as that is how they were sold initially. Owners/renters are also allowed access to the year round heated swimming pool in front of Grand Sierra Lodge.

Floorplans range from studios up to large 3 bedroom suites. There are “owners'” closets within each unit, as well as owners’ lockers and storage on the premises.

Offering the convenience of having shops and restaurants right at your doorstep and the Village Gondola just steps away, you’ll never need your car once you’ve arrived!

Grand Sierra Lodge

Grand Sierra Lodge was built between 2003 and 2005 as part of The Village at Mammoth. With Lincoln House and White Mountain Lodge already built, Grand Sierra essentially completed what was intended to be the “core” of The Village.

Grand Sierra is now the location of the central check-in/registration for all three buildings. The 1, 2 and 3-bedroom floorplans are similar to those in Lincoln House and White Mountain Lodge with unique floorplans due to the shape of the building itself. The north side is quieter, but darker. The other side looks out over the pool area. All parking is underground with elevator access direct into Grand Sierra.

Grand Sierra offers a year round heated swimming pool (shared with the other two buildings), spa, fitness room, lobby, concierge, arcade, media room and business center.

It’s all about convenience at Grand Sierra. With shops and restaurants right out your front door and the Gondola just steps away, there’s no need for a car once you’ve arrived.

Hidden Valley Condominiums are hidden just below Lake Mary Rd. across and up the road from Whiskey Creek restaurant. The project sits in its own forest in the middle of the hustle and bustle of the Minaret / Main intersection. Seasons 4 is located at 244 Lakeview Blvd., about half way between The Village at Mammoth and Canyon Lodge. The blue line shuttle route stops along Seasons 4, making its location a popular one for renters and owners alike.

SILVER BEAR

Silver Bear was built in 1989 and has 24 condos. It is located along Lakeview Blvd. and is within walking distance of Canyon Lodge.

Owners like Silver Bear because of its location close to skiing and its newness (nicer/newer than the 1970’s era condos near Canyon like Courchevel, Chamonix, 1849). It also has a heated garage. Amenities include a spa but no pool or tennis courts.

Info on floorplans, including approx square footage, HOA dues (as of late 2012) and pricing:

2-Bedrooms: 1180 sqft, $780/mo dues. Max: $699,000 in Nov 2004. Min: $353,750 in Feb 2012.

3- Bedrooms: 1570 sqft, (no dues info). Max: $870,000 in Feb 2006. Min: $525,000 in Feb 2010 (most recent sale as of Nov 2012).
