Joaquin Estates

Joaquin Estates are unique townhomes located in a quiet residential area across from Tallus and Sierra Star golf course. These properties are centrally located and have great parking with attached garages and extra uncovered spaces. Joaquin Estates is a small complex with 4 properties that were built in 2005. HOA fees range from $350-$375. These homes were built as 3 bedroom/ 3 bathroom plans with 1900 square feet.

Heritage Condos are located in-town with the town bike path right across the street and a covered shuttle stop on Meridian to go around town and Little Eagle Ski Lodge. The condo is also less than a mile to Vons, restaurants and shops. The small, well maintained complex has hot tub, sauna, recreation room, and a low monthly HOA( $325-$435). The Condos were built in 1972-1973 with a 2 bed/ 2bath and a 2bed+ loft/ 2 bath plan. The highest sold condo went for $435,000 (June 2006) and the lowest sold went for $150,000 ( Jan. 2011).

Gray Eagle

Gray Eagle properties were built from 2005-2006 with a 2 bed/2 bath and a 3 bed/3bath condo layout. The condo sizes range from 900 to 1450 square feet and HOA dues are $200-$300. The Gray Eagle I is located at 85 Mountain Blvd. and Gray Eagle II is located at 45 Mountain Blvd.  These properties have attached parking garages and many have Sherwin views. Gray Eagle is an attractive option with its lower HOA dues and proximity ( <.6 mi) to the Village. A portion of these allow nightly rentals, but a portion of them do not, so it is important to ask your Realtor to confirm this.

These condos were built between 1970 and 1976 with multiple floorplans starting with a 1 bedroom+ loft/ 1 bath to 2 bedroom + loft/ 2 bedroom. Diamond Run Townhomes

The Diamond Run Townhomes are a small complex located at 525 Manzanita Rd. With only 12 units, there are not any shared amenities in this complex. However, the units make up for this themselves. Each unit is a large 1 bedroom with 1.75 or 2 bathrooms around 1050 square feet and include a single car garage. Built in 2005, the energy efficient construction plus forced air propane heating will help keep your utility bills low. This complex does NOT allow nightly rentals.

Chateau Sans Nom

Chateau Sans Nom properties were built in 1972-1973 as a 4 bedroom/ 3 bathroom layout. These spacious properties include access to a pool and hot tub through the HOA. HOA fees range from $600 to $800 per month.  There are two designated parking spots for the units. The highest sold unit went for $642,500 ( Nov. 2005) and the lowest sold went for $250,000 ( Jan. 2012).

Fireside

Mammoth Fireside complex was built in 1969-1970 with various sizes available starting at a 1 bed/ 1 bath up to a 3 bed/ 4 bath. HOA dues range from $400 to $800. There is underground parking available as well as private ski and storage lockers. The complex has an indoor pool, sauna, spa and recreation room. Fireside is only a 1/2 block away from the Village making it easily accessible but away from the noise. These are some of the most popular rented condos on the market.

Price extremes for sold homes range from $510,000 (Aug 2004) to $260,000 (Nov 2011).
